OVERVIEW:
Each applicant 18 years old or older that will be living in the apartment must complete an application, must meet all qualification standards and sign the lease agreement. Any Guarantor for the apartment must submit an application. For purposes of these procedures, a Guarantor is considered an applicant. All persons living in the apartment under the age of 18 must be listed on the lease agreement and will be listed as an Occupant. Any false statement, misrepresentation or fraudulent statement made in the application will result in a denial of the application. The application must be fully completed, signed, presented with the required documentation and the application fee must be paid before it will be processed.
All applicants must meet all income requirements, are subject to a review of their credit history, employment history, criminal background check and rental history. Any legal proceedings/judgements/evictions will result in a denial of the application. Any outstanding rental balance owed to any Landlord in the [$CommunityName] Community is grounds for denial of an application.
LANDLORD INCOME REQUIREMENTS
(i) The monthly rent cannot exceed 45pplicant's gross monthly income.
(ii) An individual with no income may pay six months' rent in advance via certified check along with the required security deposit and application fee. Applicant's credit, criminal and rental histories must be clear.
A Guarantor may be required if income is below the requirements or if there is insufficient credit history. If credit history is problematic, a Guarantor will not be accepted. Each Guarantor must pay the prevailing application fee and must meet all qualification standards. A Guarantor must reside in New York or New Jersey and have an annual income exceeding 70 times the monthly rent or significant financial resources.
All applicants (including Guarantors) for a particular apartment must submit their applications at the same time. All required documents must be valid originals. No copies will be accepted.
The Landlord, in its sole discretion, makes ALL final determinations as to whether an applicant is qualified for an apartment.
NON-REFUNDABLE Application Credit Fee: Payable by money order, check or credit card. Checks or money orders should be payable to the appropriate Landlord as identified in this informational package.

REQUIRED DOCUMENTS AND PROCEDURES
1. Proof of Identity:
All applicants and Guarantors must present a valid, government (U.S. or foreign) issued photo Identification. For example, passport (U.S. or foreign), driver's license, government-issued identification card, I-94 or a military identification card are acceptable.
2. Proof of Income:
Two most recent pay stubs or other verifiable proof of current employment information and most recent W-2, 1099, income tax return or other official documentation verifying income.
3. Upon approval of a completed application, you will be required to execute two (2) duplicate leases, riders and all other necessary paperwork within 72 hours. If Leases and checks have not been received within this 72-hour period, the apartment will be put back on the rental market. All Leases must be accompanied by two (2) certified/cashier's checks: each check should be made payable to your Landlord (specified in your Lease) for the first month's rent and security deposit (equal to one (1) month's rent). The Landlord will execute your Lease and you will receive a fully executed copy in the mail.
SECURITY DEPOSIT INFORMATION:
If a Lease is issued, the security deposit will be deposited into an interest-bearing bank account. As part of the processing of the security deposit, an Internal Revenue Service form (W-9 or W-8BEN) shall be completed. The form requires the tenant to provide his/her social security number or taxpayer identification number.
OCCUPANCY STANDARDS: Occupancy of the apartment is limited to two (2) persons per bedroom plus one (1) person. However, only two (2) persons may reside in a studio apartment.
- Studio: Maximum 2 persons
- 1 Bedroom: Maximum 3 persons
- 2 Bedroom: Maximum 5 persons
- 3 Bedroom: Maximum 7 persons
PETS: Dogs or animals of any kind shall not be kept or harbored in the Apartment, unless expressly permitted in writing by the Landlord. Fish and birds are strictly prohibited. If permission is granted to have a pet, a monthly charge per pet must be paid. In addition, there are restrictions as to breeds. Non-aggressive breeds are permitted.
All of the procedures and requirements listed in this document are subject to change from time to time and are evaluated in conjunction with all eligibility and screening criteria.
FLOOD ZONE NOTIFICATION: The leased premises and/or the parking areas of the building where the leased premises are located are in a special Flood Hazard Area as determined by the Federal Emergency Management Agency (FEMA).
